Mapletree Investments has started construction on a 419,520-square-foot Class A industrial facility in Joliet, Illinois, strengthening one of the United States’ most important logistics markets. The warehouse project sits near Interstate 80, Interstate 55, and the Joliet Intermodal Center, North America’s largest inland port. Scheduled for completion in the first quarter of 2027, the facility will provide modern distribution space designed for supply chain and logistics operations.

Mapletree Launches Major Joliet Industrial Development

Mapletree Investments has broken ground on a large-scale industrial facility at 1851 Brandon Road in Joliet, Illinois.

The project will deliver 419,520 square feet of warehouse space on a 29.36-acre site. The property was previously identified as 1035 W. Laraway Road.

The Class A industrial building represents another investment in the Chicago-area logistics market, where demand for modern distribution facilities continues to grow.

Mapletree expects construction completion in the first quarter of 2027.

Richard Prokup, Chief Executive Officer of Mapletree’s U.S. operations, highlighted the project’s strategic importance.

“This groundbreaking brings another high-quality logistics asset to one of the most established distribution hubs in the country,” said Prokup.

Strategic Location Near Joliet Intermodal Center

The Joliet industrial facility benefits from its location near major transportation infrastructure.

The project site provides access to the interchange of Interstate 80 and Interstate 55, two major freight corridors serving the Midwest.

The property is also located near the Joliet Intermodal Center, recognized as the largest inland port in North America.

The intermodal center includes Union Pacific and BNSF intermodal terminals, making it a critical transportation hub for freight movement.

This location allows logistics operators to connect efficiently with regional, national, and multimodal transportation networks.

Facility Designed for Modern Logistics Operations

The new Joliet warehouse will include features designed to support modern industrial and distribution requirements.

The planned facility specifications include:

  • 40-foot clear heights for efficient vertical storage capacity
  • 78 dock doors for freight loading and unloading operations
  • Four drive-in doors for flexible vehicle access
  • 172 vehicle parking spaces
  • 97 trailer parking stalls

These features support tenants requiring large-scale warehouse operations, distribution capabilities, and efficient truck circulation.

The facility is also targeting LEED Silver certification, reflecting Mapletree’s focus on sustainable building standards.

In October, Mapletree began construction on another Joliet warehouse project at 3600 Houbolt Road.

The facility will provide 312,306 square feet of industrial space and is also located near the Joliet Intermodal Center.

Bartlett Commerce Center

Mapletree also started construction on a 149,100-square-foot industrial building at 1360 Schiferl Road in Bartlett, Illinois.

Known as Bartlett Commerce Center, the project sits next to an existing 400,000-square-foot Mapletree warehouse.

Pennsylvania and New Jersey Developments

The company recently advanced additional logistics projects outside Illinois.

These include:

  • A 420,262-square-foot logistics facility in Tobyhanna, Pennsylvania
  • A 250,000-square-foot industrial building in Westampton Township, New Jersey

Orlando Expansion Project

Mapletree completed a 53,995-square-foot expansion at 350 Gills Drive in Orlando, Florida.

The expansion increased the property’s total size to 204,540 square feet. Howard Fertilizer & Chemical leased the expanded facility.

The new Mapletree warehouse adds capacity to the Chicago industrial market, one of the largest logistics regions in North America.
